Local Expertise

Replacing a roof on Newark's hills and flat ground

  • What a tear-off shows

A replacement removes the old layers down to the deck, and that is the first time anyone can see that wood. How many layers are up there also moves the price, so we would rather tell you what we can see from the drone than guess from the street. On our Elkton, Maryland job, a roof with long-running leaks, the homeowners chose a full decking replacement in new plywood.

  • Choosing a system for a Newark house

North and west of Newark the land rises into small hills, and south and east it is flat Coastal Plain. Wherever the lot sits, the new roof is built up from the deck, as on our June 23, 2026 addition job, with ice and water shield in critical areas and synthetic underlayment. Fortress Shield with Owens Corning Duration is the package most homeowners pick. Fortress Elite adds upgraded underlayment, hip and ridge cap and an ice and water barrier upgrade.

Local Conditions

When a Newark roof calls for replacement

Replacement is the bigger decision, so we want a reason you can see in a photo before we recommend it. These five are the ones our own jobs and reviews have turned up.

  • Wind damage that keeps coming back. On a Parkside home in Middletown, builder-grade shingles kept taking wind damage until the owners replaced them with Owens Corning Duration in Williamsburg Gray. A Newark house on the hills to the north and west can show the same pattern along its upper slopes.
  • Leaks around the perimeter of an older roof. One Magnolia roof was over 20 years old, installed before ice and water shield was standard, and it had several active leaks and wood rot around the edges. Newark's snow comes and goes from December through February, and thaws test that same perimeter.
  • Older 3-tab shingles letting go. A Townsend homeowner in Odessa National had moved in knowing the roof would need replacing, and then the 3-tab shingles began blowing off. If you bought a Newark house with that on the inspection report, photos give you a plain answer on timing.
  • A newer roof that needs replacing. One Google reviewer unexpectedly needed a new roof on an eight year home. Age alone does not clear a roof or condemn it, which is why the drone goes up on a young Newark house the same as on an old one.
  • Gutters and fascia near the end as well. On the Elkton job the rotted fascia was replaced and wrapped in aluminum, and 5 inch gutters moved up to 6 inch K-style. On Newark's flat south side, water needs to get away from the house, so gutters are worth pricing with the roof.

If none of these shows up in your photos, we will say a repair is enough. Roof repair is on our list too, and one reviewer hired us for exactly that after being told a new roof was not needed.

About the Area

How Newark's growth shows up at a tear-off

Newark dates to 1694, but much of what a roofer sees here is newer than that. The Chrysler assembly plant was built in 1951 and ran for more than 50 years, closing in late 2008, and housing developments now surround the city in some directions where farmland used to be. A house from those decades may be on its second or third roof, and the layers only show when they come off.

The census counted 9,294 housing units in Newark in 2000 and 11,696 in 2020, roughly 2,400 more in twenty years. An owner on one of those newer streets may be asking about a first replacement now, with the original builder's shingles still up there. We do not assume anything from the age of the house. We send the drone up and go through what it shows.

The University of Delaware is here, and the median age in the city was 24.2 in 2020. Our owner and his wife both earned business degrees at the university. If you own a house near campus and live elsewhere, the photos and video let you look at the roof without driving over.

Permits for work in Newark go through the City of Newark Code Enforcement Division: Building Permits.

More about roofing in Newark

Newark summers are hot and humid with frequent afternoon thunderstorms, and winters run moderate to cold. A new roof here has to handle both, and the layers under the shingles matter as much as the color you pick.

One reviewer described a short video we send ahead of the meeting that explains the whole roofing process, and another wrote about a crew that spent close to an hour on cleanup and a walk around the job at the end. We have not published a Newark job yet, so those reviews and our Elkton, Bear and Middletown photos are what we can show you today.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.

I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Roof replacement in Newark, DE: your questions

What does roof replacement cost in Newark, DE?

Our roof replacement page lists typical ranges for a townhouse, an average single-family home and a larger one. Your Newark price comes after the free inspection and depends on roof size, pitch, complexity, accessibility, the number of existing shingle layers, the condition of the decking and the materials you choose. Financing is available, so ask us about it. Call (302) 314-1025.

Which roof packages can I choose from in Newark, Delaware?

There are three. Fortress Core uses Owens Corning Oakridge shingles, Fortress Shield uses Owens Corning Duration and is the one most homeowners pick, and Fortress Elite uses TruDefinition Duration or Berkshire designer shingles with upgraded underlayment, hip and ridge cap and an ice and water barrier upgrade. Ask us for the written warranty terms for the system you choose.

Will you replace the decking on my Newark roof?

It depends on what the tear-off shows. The tear-off exposes the deck, and that is the first time its condition can be photographed. On one published job in Elkton, Maryland, a roof with long-running leaks, the homeowners chose a full decking replacement in new plywood. We would show you the deck on your Newark house once the old roof is off.

Does my Newark roof need replacing, or would a repair do?

We look first and tell you which. One Google reviewer wrote that we were honest and did not try to sell a whole new roof that was not needed, and another described a list split between must-do items and recommendations. If your Newark roof has repeated wind damage or leaks around the whole perimeter, we will show you why a repair may not last.

Do you replace storm-damaged roofs in New Castle County?

Yes, and New Castle County includes Newark. We inspect before you file and say plainly whether the damage is from the storm or from wear. We meet the adjuster at the house and review the insurer's scope of loss line by line before work starts. On an approved claim your cost is typically the deductible plus any upgrades.

Have you replaced a roof in Newark, Delaware?

We have not published one, so we will not claim one here. Our published jobs include Elkton, Maryland, posted September 21, 2026, Bear, posted September 4, 2026, and Middletown, posted July 30 and August 11, 2026. Newark is named in our Google Business Profile service area. We can show you the photos from those jobs at the free inspection.

Can new gutters go on with a new roof in Newark?

Yes, gutters are one of our services, and we are glad to quote them with the roof. On a Townsend job the new roof went on with new 6-inch aluminum gutters, and on the Elkton job 5 inch gutters moved up to 6 inch K-style. We install gutters and gutter guards in Newark, but we do not clean gutters.
