The Difference

Why Homeowners Choose Home Fortress Roofing & Construction for Skylight Installation in Middletown

  • Flashing is roofing work

A skylight keeps water out through its flashing, and the flashing is woven into the shingles course by course. We install VELUX skylights, and flashing a skylight into the shingles is roofing work.

  • VELUX skylights

On our Elkton, MD job we put in four VELUX skylights with solar-powered shades, which let the homeowners have sunlight when they want it and keep it out when they do not.

  • Photos of what is up there

Most people have never seen the top of their own skylight. We take drone photos of the roof, so you can see the skylight and the shingles around it and decide with the pictures in front of you.

Skylight installation is roofing work

A skylight is a framed hole cut through the roof deck with a glass unit set over it. Everything that keeps rain out of that hole is roofing: the underlayment lapped up the sides of the frame, the metal flashing pieces woven in with each course of shingles, and the shingles themselves trimmed around it.

Those layers overlap in order, each one over the one below, so water runs around the skylight and on down the roof instead of under it.

More about skylight installation

Most skylight leaks are flashing leaks: flashing sealed with caulk or roof cement that dried and cracked instead of being lapped properly, or old, bent flashing reused when a roof was replaced.

Leaves piled on the uphill side can also hold water against the frame. Chimney flashing fails in much the same way when the metal separates, rusts or wears out, and a chimney flashing repair is among the jobs in our post of June 23, 2026.

Some drips at a skylight are condensation and the roof is fine. In cold weather, warm indoor air meets cold glass, and the water that forms runs down and drips off the frame.

A leak tends to show during or right after rain, and it often stains the drywall of the light shaft or the ceiling just downhill of the skylight. Condensation shows on cold mornings whether or not it rained.

You can check a fair amount without leaving the ground. Indoors, look for brown stains or peeling paint around the opening and for fog trapped between the panes of glass, which means the glass seal has failed.

From the yard, look at the shingles around the unit. Missing, lifted or mismatched shingles next to a skylight suggest earlier patching.

Our published skylight job is in Elkton, MD, posted on our Google Business Profile on September 21, 2026. The homeowners had been dealing with roof leaks for quite some time.

We removed the old roofing, they decided on a full decking replacement in new plywood, and the new roof went on from the deck up. We also installed four new VELUX skylights with solar-powered shades, so the skylights and the new roof went on as part of the same job.

A roof replacement is the sensible time to install a skylight. The shingles and underlayment around the opening are already off, so new flashing can be woven in from the start instead of being pieced into old material.

An old skylight left under a new roof can become the weak point on it. If you are planning a new roof and have skylights, or want them, raise it at the estimate so the two are planned as one job.

Every skylight job is quoted after the free inspection of the roof. Call (302) 314-1025 to set one up.

Our Skylight Installation Process

The Home Fortress Roofing & Construction Skylight Installation Journey in Middletown

A skylight job follows the same four stages as the rest of our roofing, because it is roofing.

  1. 01

    Roof inspection

We inspect the roof for free and take drone photos and video of its current condition. You see the roof around each skylight location for yourself.

  2. 02

    Scope and estimate

We explain what we found and write up a free estimate, with must-do items kept apart from recommendations. You decide what goes ahead.

  3. 03

    The installation

We install the VELUX skylight. Flashing a skylight into the shingles is roofing work: on a sound install, underlayment and flashing are lapped with the shingles so water sheds around the unit and on down the slope.

  4. 04

    Cleanup and walk-around

The crew cleans up the property when the work is done. We walk the finished job with you and go through the before and after photos.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.

Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Skylight Installation in Middletown: Your Questions

Why should a roofer install my skylight in Delaware?

Because the part that leaks is the flashing, and flashing is roofing: the unit has to be tied into the underlayment and shingles in the right order or water gets under it. The same lapping is used at chimneys, walls and valleys. We install VELUX skylights, and we also repair chimney flashing, which fails in a similar way.

Is my skylight leaking or is it condensation in my New Castle County home?

Watch when the water appears: a leak shows during or after rain and usually leaves a stain on the drywall around or below the opening. Condensation forms on the glass in cold weather, rain or not, and is common in bathrooms and kitchens. We can inspect the roof, take photos and tell you what we find.

Should I replace skylights when I get a new roof in Middletown?

It is the practical time to look at them, because with the old shingles off, new flashing can be woven in with the new roof instead of patched into it. On a full roof replacement in Elkton, MD we installed four new VELUX skylights as part of the same job. Drone photos of the roof let you see your existing units before you decide.

Can I get skylights with shades in Kent County, Delaware?

Ask us at the estimate. The four VELUX skylights we installed on our Elkton, MD job came with solar-powered shades, so the homeowners can let sunlight in or keep it out. Tell us which rooms you have in mind, and ask which units we are proposing for your roof.

How do I book a skylight estimate in Middletown, Delaware?

Call (302) 314-1025; roof inspections and estimates are free. We are open Monday to Friday from 8 AM to 6 PM and Saturday from 9 AM to 2 PM. Financing is available, so ask about it if the skylights are part of a larger roof job.
