Local Expertise

Serving the Wilmington Community

  • Row homes and shared walls

Wilmington has row homes that date to the late 19th century, in neighborhoods like Trinity Vicinity and Happy Valley. An attached house shares its walls with the neighbors, so the places to check are the edges where the roof meets the next one, the chimneys, and any wall that rises above the roof line. If your row home has a flat or low-slope roof, flat roofing is on our service list.

  • Shingle roofs on the detached streets

The Highlands has detached and semi-detached houses from the 19th century with a great deal of architectural detail, and later building added the Triangle (homes from the 1920s), Brandywine Hills (started in the 1930s) and Westmoreland (detached housing from the 1950s). A roof with a lot of detail can have more valleys, dormers and flashing than a plain gable, and each one is a place a leak can start. Drone photos let us check them without guessing from the sidewalk.

Local Conditions

Common Roofing Challenges in Wilmington, DE

Wilmington is an old river city with attached housing, hills on one side of Market Street and low ground on the other. Each of those can stress a roof in its own way.

  • Flat and low-slope roofs. A flat or low-slope roof tends to fail at its seams, drains and edges before the middle wears out. If that is the roof on your Wilmington row home, standing water after rain is the first thing we would photograph.
  • Shared walls between houses. In a row like those in Quaker Hill or Trinity Vicinity, your roof ends at a wall you share, and the flashing along that line may have been patched more than once and is worth checking. Flashing is the metal that seals the joint between roof and wall, and once it lifts or rusts, water can follow the wall down into the house.
  • Old chimney flashing. Trinity Vicinity and Happy Valley have houses from the late 19th century. On a house that old, the metal around a chimney has had well over a century to separate or rust, and we have posted a chimney flashing repair among our own jobs.
  • Low ground east of Market Street. East of Market Street and along the Christina River the land is flat, low-lying and marshy in places. Wood at the roof edge may get less chance to dry on ground like that, so on a house there we would check the fascia and soffit for rot.
  • Hills west of Market Street. West of Market Street the ground is rocky and hilly, and with the prosperity of the Civil War years the city grew that way with large homes on tree-lined streets. Height can mean wind on the upper slopes, and trees mean leaves in the gutters.

A free inspection with photos sorts out which of these applies to your house, before anyone talks about a new roof.

About the Area

All About Wilmington, DE

Wilmington is Delaware's most populous city and the seat of New Castle County. It sits where Brandywine Creek meets the Christina River, close to where the Christina reaches the Delaware. More than a third of the city's total area is water, and the Delaware here is a tidal estuary.

The streets are laid out on a grid, and some neighborhoods on it date to the 19th century. Wilmington received its borough charter in 1739 and saw its greatest growth during the Civil War, so a house in one of its older neighborhoods may have decking and flashing that deserve a close look under today's roof. Trinity Vicinity is a mix of row homes and detached houses, many built in the late 19th century, and Happy Valley is a small group of late 19th-century row houses alongside 1970s townhouses.

On a house that old, what sits under the top layer matters. A tear-off exposes the deck, so we can show you its condition before anything new goes on.

Permits for work in Wilmington go through the City of Wilmington Department of Land Use and Planning: Permits & Applications.

More about roofing in Wilmington

The 20th century added more. The Triangle is a group of homes built in the 1920s, Brandywine Hills is about 225 homes started in the 1930s, and Westmoreland is detached housing developed in the 1950s, part of the suburban movement that followed World War II. None of those dates tells you the age of the roof on the house today, which is why the inspection comes before any recommendation.

The ground splits at Market Street. East of it, and along both sides of the Christina, the land is flat, low and marshy in places.

West of it the ground turns rocky and hilly, and that side drew the early residential streets. I-95 now runs through the middle and divides the city into eastern and western halves.

Snowfall here is light to moderate and it varies: some winters bring very little and others bring several major snowstorms. Summer thunderstorms are common in the hottest months. A flat roof holds snow longer than a pitched one does, which is why its drains and seams matter, and a pitched roof has to shed a thunderstorm through its valleys and gutters.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.

I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Frequently Asked Questions: Roofing in Wilmington, DE

Do you work on flat roofs on Wilmington row homes?

Flat roofing is one of the services listed on our Google Business Profile, along with asphalt shingle roofing and roof repair. Wilmington has late 19th-century row homes in neighborhoods such as Trinity Vicinity and Happy Valley, and if yours has a flat or low-slope roof, that is work we list. We start with a drone inspection, so you can see the roof for yourself.

My Wilmington house dates to the 1920s or 1930s. What happens when the old roof comes off?

A tear-off exposes the deck, and that is when its condition can be seen and photographed. Homes in Wilmington's Triangle date to the 1920s and Brandywine Hills was started in the 1930s, so a roof there may sit on framing and decking that predate plywood. We show you what is under the old roof before anything new goes on, and any wood that needs replacing is reviewed with you first, with the photos in front of you.

My Wilmington row home shares a wall with the neighbor. Where should that roof be checked?

On an attached roof, the places to check are the edges: the flashing along the shared wall, the chimney, any skylight, and the drain or gutter at the low end. That holds anywhere in Wilmington, whether the row is in Quaker Hill, Trinity Vicinity or Happy Valley. We photograph each spot and mark what needs repair now and what can wait.

Do you repair chimney flashing on older Wilmington homes?

Yes. Chimney flashing is one of the most common sources of roof leaks, especially when the metal separates, rusts or wears out. A chimney on a Wilmington house from the late 1800s may have had its flashing patched more than once; we inspect it, photograph it, and tell you what the repair involves.

Do you help with storm damage insurance claims in Wilmington?

Yes. Wilmington's hottest months bring thunderstorms and some winters bring several major snowstorms, and if one of them leaves you unsure about the roof, the inspection comes ahead of the claim and answers one question, storm damage or ordinary wear. With storm damage and a claim filed, we meet the insurer's adjuster at your house and the scope of loss gets reviewed line by line before work starts, and the homeowner's cost on an approved claim is typically the deductible plus any upgrades.
