What window replacement involves, and why the install matters
A window has to let light in, open and close, and keep weather out, and it usually fails at one of them long before the others.
The glass fogs between the panes when the seal around the insulated unit gives out, or the sash stops staying up or will not lock. Water can also get in around the frame, which has less to do with the window than with the flashing and caulk around it.
More about window replacement
Windows wear all year in Delaware weather. Humid summers swell wood sashes and sills and keep the bottom corners damp, which is where rot starts.
Freeze and thaw cracks old caulk, and coastal storms and nor'easters drive rain at the wall sideways. Our Parkside job post of August 11, 2026 says Middletown gets its fair share of high winds, and wind-driven rain gets in at a small gap in the trim and wets the sill.
There are two common ways to replace a window. An insert leaves the old frame in the wall and fits a new unit inside it, which works when the frame and sill are solid and square. A full-frame replacement takes everything out down to the rough opening, so rotted wood can be cut out and new flashing tied into the weather barrier.
If the sill is soft, an insert only hides the problem. Ask us at the estimate which approach we are proposing for each opening.
The order of the flashing is what keeps a window dry: the sill is protected first, then the sides, then the top, each layer lapped over the one below so water runs out instead of in.
A metal cap over the head trim sends water past the window, and outside the trim is caulked with a joint that can move as frames and siding grow and shrink with the seasons.
Windows sit under the roof edge, so roof and gutter problems show up there first. A gutter that overflows pours water onto the head of the window below it.
We install roofs, gutters, gutter guards and siding as well as windows. When a leak shows at a window, it is worth checking what is above it before blaming the window.
How we work is the same on windows as on a roof. The estimate is free. We take photos so you can see what we see.
We separate what must be done from what is only a recommendation. Ask us which window line we are quoting and have it named on the estimate. When the work is done the crew cleans up, and we walk around the house with you.
Every window job is quoted after the free estimate, once we have seen the house. Call (302) 314-1025 to book yours.

Watch For These
Signs You Need Window Replacement in Middletown
- Fog or moisture between the panes that you cannot wipe off
- Peeling paint or soft wood at the bottom corners of the frame or sill
- Cracked, missing or pulled-away caulk where the trim meets the siding
- Dark staining on the siding below a window corner
- A sash that sits crooked in the frame or shows a gap at the top
- Water stains on the wall inside, under the window

Our Window Replacement Process
The Home Fortress Roofing & Construction Window Replacement Journey in Middletown
Window work runs in four stages, from a free estimate to a final walk-around.
- 01
Free estimate visit
We look at the windows you are worried about and take photos of what we find. You see the problem openings for yourself instead of taking our word for it.
- 02
Plain recommendation
We tell you plainly which windows are worn out and which can wait. You get a free estimate with must-do items kept separate from recommendations. Ask us which approach we are proposing for each opening.
- 03
The installation
The new windows go in. A sound install protects the sill first, then the sides, then the top, so water runs out instead of in. A soft sill or rotted framing should be repaired, because a new window set over it only hides the damage.
- 04
Cleanup and walk-around
The crew cleans up the property when the work is done. We finish with a walk-around of the house with you, so you can look over the new windows and the trim around them.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.
I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.
I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs
Window Replacement in Middletown: Your Questions
Do you replace windows in Middletown, DE, or only roofs?
We replace windows; they are listed among our services alongside roofing, siding, gutters and exterior doors. One Google reviewer recommends us for roofing and for windows. The estimate is free.
How do I know if my windows need replacing in Delaware's climate?
Look for fog between the panes, soft wood at the sill, sashes that stick or will not stay up, and caulk that has cracked open. Humid summers and winter freeze and thaw cause most of it. We look at the windows you are worried about and show you photos.
What is the difference between insert and full-frame window replacement for a New Castle County home?
An insert fits a new window inside the existing frame, while a full-frame replacement removes the old frame down to the rough opening so rot can be repaired and new flashing installed. Inserts suit sound, square frames; if the sill is soft or the wall shows water staining, full-frame is the honest answer. Ask us at the estimate which approach we are proposing for each opening.
Why is water coming in around my window during Delaware storms?
Often the window is not the source. Wind-driven rain gets behind the trim where head flashing is missing or caulk has failed, or it comes from above: an overflowing gutter or a roof edge that dumps water against the wall. The gutter and roof line above the window are worth checking as well as the window, and we install roofs and gutters too.
Can you replace windows and siding together in Kent County?
Yes. We install both. Doing them together lets the window flashing be tied into the new wall wrap before the siding goes on, and the trim gets set once.
