Repairing old flashing and storm damage in Dover

  • Flashing on Dover's older houses

The Dover Green and Victorian Dover historic districts are on the National Register, and houses of that age tend to have chimneys, dormers and walls that meet the roof at odd angles. Each joint depends on metal that can separate or rust. Failed flashing is a common leak source, and the free drone inspection shows you where it is. If your house is in a historic district, ask the City of Dover about any rules before work starts, since we do not state them.

  • Repairs after wind and fallen limbs

On August 4, 2020, a tornado from Hurricane Isaias brought trees down on homes and blew roofing off a middle school, and damage in the city was rated EF1. A gust or a limb can crack a shingle you cannot see from the yard, which is what the drone photos are for. Fascia and gutters can take the same hit.

Local Conditions

What we check on a Dover roof repair

Dover's snow is light, but its rain falls in every month and its summer storms are short and heavy. These are the five places a repair usually starts on a Dover house.

  • Shingles lost after ice. One Google reviewer, who named no town, lost shingles when ice stayed on the roof after a winter storm and then melted, and our drone spotted the gap. Dover normally has more than a week of winter days when the high stays below freezing.
  • Leaks that show only in hard rain. A roof can stay dry in a steady drizzle and leak in a brief, heavy thunderstorm, when water is forced sideways into a joint. Dover gets about 47.6 inches of precipitation a year, spread fairly evenly, so a joint like that gets tested often.
  • Vent pipes and the collars around them. A rubber collar around a plumbing vent can dry out and crack in the sun, and Dover sees about 25 days a year at 90 degrees or more. It is a small part and a common repair, and it is easy to miss from the ground.
  • Nail pops and loose shingles. After a season of storms, one reviewer asked us to check the roof, and we found loose shingles and nail pops and did the quick repairs. On a newer Dover house with a sound roof, this may be all the visit turns up.
  • Perimeter leaks with wood rot. A Magnolia roof we replaced, down South State Street from Dover, was past 20 years old with several active leaks and wood rot at the perimeter. That one had gone beyond a repair, and we would show you the same evidence before saying so about yours.

You see each of these in the photos first. Then you choose what gets done now, and what you want to watch.

About the Area

How Dover's weather and age shape a roof repair

Dover sits on the St. Jones River in the Delaware River coastal plain, and it is the seat of Kent County as well as the state capital. The 2020 census counted 39,403 people and 16,055 housing units here, on about 22.4 square miles of land. That is a lot of roofs of very different ages, and a repair call could come from any of them.

The city was laid out in 1717, and The Green remains the heart of its historic district. Houses near The Green are among the oldest in the city, and a repair there may come down to a chimney or a wall joint. Elsewhere it may be a shingle, a vent collar or a run of loose nails. We quote what we find on your house and do not assume from the address.

Winters here are moderated by the Delaware Bay and the snow does not usually stay long, but there are normally about 15 nights a winter below 20 degrees. Water that gets under a lifted shingle in the afternoon can freeze there overnight and open the gap a little further. Spring is the wetter of the two shoulder seasons, and that can be when a winter opening first shows up as a ceiling stain.

Permits for work in Dover go through the City of Dover Planning and Inspections.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.
Kimberly Reagan · Google reviewa few loose shingles and some nail pops
I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Roof repair in Dover, DE: your questions

How much is a roof repair in Dover, DE?

We quote each Dover repair after the free inspection, so the price matches the damage we have photographed. A vent collar, a few shingles and a chimney flashing job are different amounts of work. You see the spot in the picture and decide from there. Call (302) 314-1025 to set it up.

Why does my Dover roof leak only in heavy rain?

A leak that shows only in a hard rain often points to a joint where water gets pushed sideways, such as flashing at a chimney or wall, or a cracked vent collar. Dover's brief, heavy summer thunderstorms are the usual test. Note which room it shows up in and which direction the storm came from, since that helps us aim the photos. Then we find the opening and show it to you.

Can you repair a roof on an older house near The Green in Dover?

Yes, and flashing is where we would look first on a house of that age. The free drone inspection photographs the roof, including chimneys, dormers and wall joints, so you can see them. If the house is in one of Dover's historic districts, check with the City of Dover Planning and Inspections about any rules, because we do not state them. Chimney flashing repair is among the jobs we have posted.

Can you tell if my Dover roof damage came from a storm?

We inspect before you file and tell you plainly whether we see storm damage or wear. If it is storm damage and you file, we meet the adjuster at your Dover house and go through the insurer's scope of loss line by line before work starts. If the insurer approves it, you typically pay the deductible plus any upgrades. If it is wear, we say that too, and quote the repair.

Should I repair or replace an aging roof in Dover?

It depends on how much of the roof the photos show failing. A few bad spots usually means a repair, and one reviewer wrote that we did the quick repairs when a new roof was not needed. Leaks around the whole perimeter with soft wood behind them are different, like the Magnolia roof we replaced. You see the same photos we see before you decide.

Do you repair roofs elsewhere in Kent County?

Yes. We serve Kent County as a whole, and our Google Business Profile names Dover and Smyrna. Our site also has a town page for Magnolia, reached from Dover by South State Street, and Camden is on US 13 Alternate. The free inspection and the drone photos work the same way in each of them.
