Local Expertise

Repairing row homes and older Wilmington houses

  • Repairing a roof that shares a wall

On a row home, your repair stops at a line you share with the house next door. The metal along a party wall can lift or rust and send water down the wall into your rooms. Drone photos let us show you what your side of the roof looks like, and we tell you what we see. If the opening is on the neighbor's side, a patch on your side would not stop it.

  • Older houses, several rounds of patches

Trinity Vicinity and Happy Valley have houses from the late 19th century, and homes in Midtown Brandywine go back to the late 1800s too. A roof on a house that age may carry patches from more than one roofer, and the water may not be getting in where the last patch went. The free inspection and its photos show you what we find. Fascia replaced after wind damage is among the repairs named in our Google reviews.

What we check on a Wilmington roof repair

A repair starts from what the roof shows, so these are the five places we go through on a Wilmington house. Each one is a smaller job than a new roof when it is caught in time.

  • Missing and blown-off shingles. Google reviewers have hired us for shingles that blew off, and one wrote that we found another missing shingle while we were there and fixed that too. Summer thunderstorms are common here in the hottest months, so the drone photos cover more than the spot you noticed.
  • Loose shingles and nail pops. One reviewer asked us to look over the roof after the storms that year, and we found loose shingles and nail pops. A nail that backs out lifts the shingle above it, and Wilmington's precipitation is spread evenly across the year, so no dry season gives that gap time to wait.
  • Chimney flashing that has let go. Flashing that separates or rusts is a common leak source, which is why a chimney flashing repair is among our posted jobs. A chimney on a late 19th-century house in Trinity Vicinity may have had earlier repairs, and the inspection photos show you what is there now.
  • Seams and drains on a flat roof. Some Wilmington winters bring very little snow and others bring several major storms. Meltwater leaves a flat roof through its seams and drains, so a small split that stayed quiet all summer can start leaking in a thaw.
  • Soft wood at the roof edge. Water that gets behind a gutter or past the edge of the shingles rots the fascia board, and paint will hide it for a while. East of Market Street, along the Christina River, the ground is low and marshy in places, so that wood is worth a close look instead of a judgment from the sidewalk.

If the photos show that a spot can wait, we say so and you keep the pictures. One reviewer valued that we fixed the problem without making a bigger sale of it.

About the Area

How Wilmington's housing shapes a roof repair

Wilmington puts 70,898 people on about 10.9 square miles of land, and on many of its blocks the houses touch. That is why we start from a drone. We can read a row of roofs from above without anyone walking across a neighbor's roof to reach yours, and you get the same picture we are looking at.

The city's housing changes a good deal from one neighborhood to the next, and so does the repair. The Flats was developed in 1901 as affordable homes for working families. Forty Acres was rural until the middle of the 19th century and became one of the city's first suburbs. The Ninth Ward has long been a neighborhood of owner-occupied houses. No single description of a Wilmington roof covers all three, so we read the one in front of us.

Where a house sits matters as well. Wilmington lies on the Fall Line, where the Piedmont gives way to the Coastal Plain, and the rocky, hilly side west of Market Street has large homes on tree-lined streets. Trees over a roof mean leaves in the gutter, and a blocked gutter can push water back under the first course of shingles. A repair there may start at the eave, well away from the stain on the ceiling.

Permits for work in Wilmington go through the City of Wilmington Department of Land Use and Planning: Permits & Applications.

More about roofing in Wilmington

Heat and cold both work on a repair. The city averages 21 days a year of 90 degrees or more, and the January daily average sits near freezing at 32.4 degrees. A shingle that has lost its seal can lift in a summer gust, and water under it can freeze in winter, so the shingles around a damaged spot are worth checking too.

We have not published a roof repair in Wilmington, and we will not describe one we cannot show you. We work out of Middletown, also in New Castle County, and our published Delaware roof replacements include Middletown (July 30 and August 11, 2026) and Bear (September 4, 2026). If your repair turns out to be the bigger job, those are the photos we would show you.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.
Kimberly Reagan · Google reviewa few loose shingles and some nail pops
I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Roof repair in Wilmington, DE: your questions

How much does a roof repair cost in Wilmington, DE?

We quote each Wilmington repair after the free inspection, because one missing shingle and a failed joint along a shared wall are very different jobs. The drone photos show the damage, and we go through what we would fix. Ask about financing if the work turns out to be larger than you expected. Call (302) 314-1025 to set up the inspection.

Can you repair a flat roof on a Wilmington row home?

Yes, flat roofing is one of the services on our Google Business Profile. Seams, drains and the edge where your roof meets the next house are where flat roofs commonly fail, and the free drone inspection shows you what we find. If a repair is enough we quote the repair. If the roof has failed as a whole, we tell you plainly.

Who can fix a roof leak in Wilmington, DE?

Call us at (302) 314-1025; we are open Monday through Friday 8 AM to 6 PM and Saturday 9 AM to 2 PM, and we do not promise a set arrival time. Tell us which room the stain is in and whether it shows up in every rain or only in hard ones. Water often travels along a rafter before it drips, so the stain may sit well away from the opening. The inspection finds the opening, and the first look costs you nothing.

Should I repair or replace my roof in Wilmington?

Start with what the photos show, because age alone does not settle it. We split the list into must-do items and recommendations, the way one Google reviewer described it, so you can decide item by item. Another reviewer wrote that a whole new roof was not needed, and that we did the quick repairs instead. If a Wilmington roof really is past repair, our roof replacement page covers what comes next.

Do you repair storm damage on Wilmington roofs and work with insurance?

Yes, storm and wind damage repair is on our service list. We inspect before you file and tell you whether we see storm damage or ordinary wear, because that answer decides whether a claim makes sense. If you file, we meet the adjuster at your Wilmington house and go through the insurer's scope of loss line by line before work starts.

Do you repair roofs outside Wilmington in New Castle County?

Yes. Our Google Business Profile names Newark, Bear, New Castle, Hockessin and Pike Creek along with Wilmington and Middletown, and we serve New Castle County as a whole. Each of those towns gets the free inspection and the drone photos too. We have not published repair jobs in those places, so ask to see the photos we do have.
