Local Expertise

Serving the Bear Community

  • Roofs from the US 40 building years

Bear was a small crossroads among farms until the late 1980s and 1990s, when housing developments went up along US 40. The houses in those developments were built in the same years, so their first roofs are about the same age. On a roof of that age we would look at granule loss, brittle or cracked tabs, pipe boots and flashing, and show you each one in the drone photos.

  • No published Bear job, and what we can show

We have not published a job from Bear, and we will not invent one. The nearest Delaware jobs we have published are in Middletown, to the south, where a Parkside home with builder-grade shingles and repeated wind damage was re-roofed in Owens Corning Duration in Williamsburg Gray; west along US 40, in Elkton, Maryland, we posted a job where the old roof came off and the homeowners decided on all-new plywood decking. What we can offer on your street is the inspection: photos of the roof as it is and a plain answer on repair versus replacement.

Common Roofing Challenges in Bear, DE

Bear went from a farm crossroads to housing developments along US 40 in the late 1980s and 1990s, and that history shapes what can go wrong overhead. Here is what we would look at first on a Bear roof.

  • Developments from the same years. The housing developments along US 40 went up in the late 1980s and 1990s. A first roof from those years is now more than a quarter century old, and when a neighbor on the same street re-roofs, it is a fair prompt to have yours photographed.
  • Wind over former farm ground. Before the developments, the land here was small farms growing mainly corn and cattle. Wind across open Delaware ground can lift, crease or tear off shingles, and more than one of our reviews mentions shingles that blew off or went missing.
  • Newer roofs with small faults. The census counted 6,265 housing units in Bear in 2000 and 9,072 in 2020, which points to homes newer than the first developments. A newer roof can still have nail pops, a loose ridge cap or a gap in the flashing, and those call for a repair.
  • Gutters and the fascia behind them. Bear's 5.7 square miles are all land, and much of the community runs along US 40. On a developed lot the roof's water leaves through the gutters and downspouts, so a sagging or overflowing run sends it down the fascia, where the wood can rot.
  • Age that looks like storm damage. A roof that went on in the late 1980s or 1990s can show cracked and missing tabs from age alone. Whether a storm did it or the years did is the first thing to settle, and the inspection photos are what settle it.

Drone photos of your Bear roof show which of these it has, and the inspection is free.

About the Area

All About Bear, DE

Bear is an unincorporated community in New Castle County, about 14 miles south of Wilmington. It began as a small crossroads in a rural area, and the land around it was small farms growing mainly corn and cattle.

Bear still has older landmarks inside it. By common legend the name comes from a tavern with a bear on its sign, on the road from Wilmington to Dover at the spot where US 40 and DE 7 now cross, and White Hall in Bear is on the National Register of Historic Places. We do not judge a Bear roof by the age of the neighborhood around it; the inspection photos decide.

The building came later. In the late 1980s and through the 1990s, housing developments and shopping centers spread along US 40, and much of Bear now runs along that highway as far as about DE 896.

Permits for work in Bear go through the New Castle County Department of Land Use.

More about roofing in Bear

A house from those years may be on its second roof by now, or it may still carry the first. From the street the two can look alike, which is why we would check by drone.

The counts kept rising after that. The census recorded 17,593 residents in 2000, 19,371 in 2010 and 23,060 in 2020, which suggests Bear also has homes with much younger roofs.

On those, the job may be something smaller, like the repairs our reviewers describe: blown-off shingles, loose shingles, nail pops. When a small repair is all a roof needs, that is what we recommend.

Bear sits at the junction of US 40 and DE 7. US 40 runs west to Glasgow and east to New Castle, DE 7 runs north to Christiana and south to Red Lion, and the DE 1 freeway passes through with an interchange at US 40. DE 1 continues south toward Dover, which is the direction of our base in Middletown.

On a Bear house from those building years we would expect the first question to be repair or replace. A short video explaining how a roof replacement works goes to you ahead of the meeting.

At the house, what must be done is listed apart from what is only recommended, and the estimate is free. When a job is finished, the crew cleans up the property and we walk around it with you.

I enjoyed working with Randy. Great price. Great work. He was punctual and his crew completed the job in one day. His crew spent close to an hour making sure the property was cleaned up after the job was finished. Randy was on sight during the day to inspect and provide updates on progress. He walked around the job with me upon completion to make sure I was satisfied with the work and clean up. Would highly recommend.

I had Randy from Home Fortress come out to take a look at my roof to make sure we were still in good space after all the storms this year. I really appreciated that he was honest and didn’t try to sell me a whole new roof when I didn’t need one. He found a few loose shingles and some nail pops, took care of the quick repairs, and explained everything clearly. It was refreshing working with someone who was more focused on fixing the problem than making a bigger sale. If you’re looking for someone who’s knowledgeable, easy to work with, and trustworthy, I’d definitely recommend Home Fortress.

I had an exceptional experience with Randy and his team from start to finish. The team is professional and courteous, and the project was completed on time. Randy communicated clearly every step of the way and answered my questions immediately. My roofing work was done with safety at the forefront and the work area was kept clean. It's refreshing to work with a company that values customer service, high-quality workmanship, and clear communication. I highly recommend Randy and his team!

FAQs

Frequently Asked Questions: Roofing in Bear, DE

Does Home Fortress Roofing & Construction offer roof replacement in Bear, DE?

Yes: roof replacement is our main service, and our Google Business Profile names Bear as part of our service area. We are based in Middletown, in the same county, and we also offer roof repair and storm and wind damage repair. Neither the inspection nor the estimate costs anything.

Bear is unincorporated. Is your company registered as a contractor in Delaware?

Yes, we hold a Delaware Department of Labor contractor registration, Certificate No. DE-2026-000015163, in the name of Home Fortress Construction LLC, which trades as Home Fortress Roofing & Construction; it is a registration with the state, valid until 06/03/2027, so it applies the same whether a house is in Bear, which is unincorporated, or in a town. Ask us for the number at the inspection and you can look it up yourself.

My Bear home was built in the 1990s. Does the roof need replacing?

Not automatically. The housing developments along US 40 in Bear went up in the late 1980s and 1990s, so a house from those years may have its first roof, well worn, or a second one already. We look at granule loss, curling, cracked tabs, soft decking and flashing, tell you whether a repair will hold or the roof is done, and show you the same photos we see.

What wind damage should I look for on a Bear roof after a storm?

From the ground, look for shingles in the yard, tabs that are lifted or creased, dark patches where a shingle is gone, and fascia or gutter that has pulled loose. Delaware gets coastal storms and nor'easters, and wind damage shows first at roof edges and ridges; on a Bear roof from the late 1980s or 1990s, an older shingle can be more brittle and easier to lift. Our reviewers describe blown-off and missing shingles and fascia replaced after wind damage, and a drone inspection shows the slopes you cannot see from the yard.

Can you look at the siding, gutters or windows on my Bear house during the roof visit?

Yes. On a Bear house from the US 40 developments of the late 1980s and 1990s, the siding, gutters and windows may be as old as the first roof. We offer siding, windows, exterior doors, gutters, gutter guards and skylights along with roofing, and we install CertainTeed siding and VELUX skylights; one thing we do not do is clean gutters.
