The Guide
In this guide
An older roof in Magnolia, DE is usually due for replacement when it is around 20 years old or more and shows curled or cracked shingles, bald patches where the granules are gone, or leaks and soft wood at the edges. That is what we found on a Magnolia roof we replaced and published in June 2026.
Roof replacement is our main service, and Magnolia is one of the Kent County towns on our roofing services in Magnolia, DE page. The signs below come from Owens Corning's own list of reasons a roof may need replacing, read on October 24, 2026, and from the two Magnolia roofs we have replaced and published, both in Owens Corning Duration, Brownwood.
1. the roof is around 20 years old or more
Owens Corning lists a roof that is at least 20 years old, or looks old and worn, as a potential sign it needs replacing. It adds that many things can speed up how shingles age, a roof that is not properly ventilated among them, so treat 20 years as a reason to look closer.
The Magnolia roof in our June 26, 2026 post was more than 20 years old.
2. it went on before ice and water shield was standard
That same roof had been installed before ice and water shield was a standard part of a roof. Ice and water shield goes down in a roof's critical areas, and a roof laid before it was standard has little protection where water backs up at the eave. That roof was leaking around its perimeter.
3. shingle edges are curled or the tabs are cupped
Curled shingle edges and cupped tabs are first on Owens Corning's list. Our drone photos from the free inspection show every slope, including the ones you can't see from the yard.
4. bald spots where the granules are gone
Owens Corning lists bald spots where granules are missing as the second sign. The granules sit on the top of the shingle, and the same page notes that moss holding moisture there can damage them over time in freezing weather.
5. cracked shingles
Cracked shingles are the third sign on Owens Corning's list.
6. leaks at the edge and soft wood behind them
On our published Magnolia job, the roof had several active leaks around its perimeter, and those leaks had led to areas of wood rot. Stained or soft wood at the roof edge is worth a look early.

7. neighbors on the street are getting new roofs
Owens Corning's last practical sign is the street itself: homes built around the same time see the same weather, so when the neighbors start reroofing, yours may be close to the end of its useful life too.
Two things that look bad but may not mean a new roof
Owens Corning says the dark streaks on many roofs come from airborne algae and may not harm the shingles, though they don't look good. Moss is different: it holds moisture against the roof and, in freezing weather, can damage the granules over time. Owens Corning also warns that brushing moss off can damage the top of the shingle, and that ladders and roofs call for great care.
How bad is a 20 year old roof?
That question shows up in Google's People Also Ask box on Magnolia roofing searches. Age alone is not the verdict. A 20-year-old roof with flat, intact shingles may have time left, while one with leaks at the edge, like our Magnolia job, does not. We photograph the roof by drone during the free inspection and sort what we find into what must be done and what is only a recommendation. One Google reviewer wrote that we “didn’t try to sell me a whole new roof when I didn’t need one.”
