The Guide
In this guide
Middletown is our home base, and our owner grew up in the Middletown area. It is also known as the fastest growing area in Delaware, and that growth explains a lot about the roofs a Middletown homeowner may be living under.
The short answer: age alone does not decide it. But if your house went up in the growth years and still has its first shingles, it is worth an inspection now, before wind or a leak makes the decision for you.
Why so many Middletown roofs are the same age
The census shows the scale:
| Census | Residents | Housing units |
|---|---|---|
| 2000 | 6,161 | 2,514 |
| 2020 | 23,192 | 8,399 |
Between 2000 and 2010 alone the town's population grew 206.3 percent. When a town adds houses that fast, a lot of its roofs go on in the same stretch of years, so many of them are close in age. Our roofing in Middletown, DE page covers the town itself.
5 signs your original roof is wearing
1. granules in the gutters
If you find what looks like coarse, dark sand at the downspouts, the shingles are shedding the granules that protect them. A little is normal. A lot means the shingles are wearing out.
2. curling or cupping tabs
Shingle edges turning up, or the middle buckling, means the shingles are losing their ability to shed water.
3. lifted or missing shingles
More than one Google reviewer of ours had shingles blow off or go missing. A few missing shingles on an otherwise sound roof can be a repair. Many missing or cracked shingles across the roof point toward replacement.
4. nail pops
A Google reviewer, Kimberly Reagan, had us check her roof after the storms of the year. We found a few loose shingles and some nail pops, and the quick repairs were all she needed. Loose shingles and nail pops can show up long before a roof is worn out.
5. stains near chimneys and walls
Flashing that separates, rusts or deteriorates is a common leak source. Water stains on the ceiling near a chimney or an outside wall are worth having looked at.
What We Saw in Parkside: Homeowners in the Parkside community had builder-grade shingles that wind had damaged more than once. They replaced the roof with Owens Corning Duration in Williamsburg Gray, and the old wind-damaged shingles are gone.

Repair or replace?
| What the inspection shows | What we usually recommend |
|---|---|
| A few loose shingles or nail pops, roof otherwise sound | Roof repair |
| Wind damage on a sound roof after a storm | Repair, possibly through an insurance claim |
| Repeated wind damage, curling and granule loss across slopes | Roof replacement |
On a replacement, the crew tears the old roof off down to the wood deck and builds the new system from there. Replacements carry a lifetime manufacturer warranty, and we give you the written terms for the system you choose.
What to do next
If your Middletown roof dates from the growth years and nobody has looked at it lately, start with a free inspection. We fly a drone over it, show you the pictures, and tell you plainly whether a repair will hold. Permits for work in Middletown go through the Town of Middletown Permits, Licensing and Inspections Department, so ask any roofer you hire who pulls the permit.
