Pricing
What a Roof Replacement Costs
A roof replacement does not have one price, so we give typical ranges by house size and then list what moves the number up or down. These ranges are typical for our work. They are not a quote, and your own price is set after a free inspection of your roof.
Typical roof replacement price ranges
Updated . We review these figures every quarter.
- Townhouse: $6,000–$10,000
- Average single-family home: $8,000–$20,000
- Larger single-family home: $15,000–$30,000+
The plus sign on the top range means the price can go past that figure on a large or complicated house.
What moves the price of a roof replacement
The price depends on these things:
- Roof size
- Pitch
- Complexity
- Accessibility
- The number of existing shingle layers
- The condition of the decking
- The roofing materials selected
The decking is the factor nobody can judge from the yard. Rotted decking will not hold a nail, so it has to be dealt with before a new roof goes over it. Ask us at the estimate how decking found after tear-off is handled and priced.
Materials are another factor. The roofs in our published jobs are Owens Corning Duration shingles, in colors such as Williamsburg Gray, Evergreen Mist, Estate Gray, Brownwood and Pacific Wave.
How we price your roof
Every roof is priced after its free inspection. We fly a drone over the roof, go through the photos with you and tell you plainly whether a repair is enough or the roof needs to be replaced. The estimate is free as well.
Financing is available, so ask about it at your estimate. Roof replacements come with a lifetime manufacturer warranty, and you can ask us for the written warranty terms for the system you choose.
